Q: What are the color trends for exteriors for multi-family property exteriors?

A:  The grays that were so popular for over a decade are now starting to become a dying trend and may   make your property appear dated. Take a fresh approach with your exterior color palettes - warm beiges and soft whites are what our color research is indicating for the next three to five years. If you have architectural materials, i.e., stones or bricks that are gray, consider a greige color. The greige is a combination of gray and beige and will give a warmer appearance to the exterior and will be in style much longer since it is not too cool or too warm. As for whites, we are seeing the minimalism of design trend showing up in multi-family communities as well. The layering of the white on white is here to stay!

Q: What colors would you suggest for public/common spaces on the property?

A: In the interior spaces, we are also seeing the beige color palette trending. But too much beige can become boring. Consider using multiple textures – an eggshell sheen on the wall and tiles with a textured surface or natural stone in the space that provides a different finish in the interior space. For specialty areas, consider the physiological aspects of the color used in the space. For instance, a warmer color in the activity space will increase socialization amongst residents.

Q: What colors would you recommend for the interior?

A: You always want to take your finishes into consideration, and find something that is soft and has mass appeal to complement the tile, countertops, etc. in the unit. Using a blank canvas that will allow a resident to infuse their own style in their space is key here. You want every resident to feel like they can put their style into the unit. Also, you can use neutral accent colors to highlight architectural details. By darkening a niche or arch, you can give the space appeal and personality.

Q: Are there color palettes to be mindful of when painting a property?

We offer regional color palettes, along with generational color palettes. If you take into consideration who your property is designed for and where it is located, it will appear more appealing to your residents. Regional color palettes can pay homage to the local area and feel more welcoming.  Generational palettes are a great place to start if you are designing communities with a specific age group in mind (i.e. the 55+ communities.) Using PPG’s curated palettes can be extremely helpful and make selecting color easy!
