NAA Meets with Municipal Leaders

This fall, the National Apartment Association (NAA) engaged with municipal leaders one-on-one and in group settings across the country. These direct interactions help create relationships and position NAA as a trusted partner with municipal decision-makers nationwide.

Key highlights include:

  • The Community Leaders of America (CLA) Fall National Conference was held September 25-27, 2024 in Oklahoma City, Okla. NAA participated in a Small Group Solution Session and shared with the Republican mayors and council members in attendance all that NAA and our affiliate partners can offer them in the way of data, policy solutions and partnerships to increase housing options in their communities.
  • Later that same week, NAA sat on a panel in Tempe, AZ with the Democratic Municipal Officials (DMO) at their annual fall Summit. NAA was present to weigh in on the topic of the need for walkable neighborhoods as an important component of increasing housing stock. Questions about the impact of multi-modal transit sites on the investment in developments and general transit-oriented development options were discussed by all panelists. Panelists highlighted the need not only to increase housing units, but to be responsive to the needs of communities with diverse housing options.
  • On November 13-16, at the National League of Cities (NLC) City Summit, in Tampa, Fla., NAA expanded on our work with NLC on the Housing Supply Accelerator task force. Over 4,000 attendees were introduced to the NAA-funded research project by the Terner Center for Housing Innovation to identify and examine state-level programs that encourage cities to adopt policies that would facilitate increased housing development. The report was shared with local leaders along with ideas for engaging with state-level officials to replicate these programs in their own states and proactively implement best practices on a local level.

While a few races have yet to be called, 215 NAAPAC-supported candidates have emerged victorious, resulting in an impressive 96%-win rate! NAAPAC contributed $2.2 million directly to support our congressional allies and deployed another $300,000 towards independent expenditures to assist three key industry champions: Representatives Lori Chavez-DeRemer (R-Ore.-5), Vicente Gonzalez (D-Texas-34), and Don Bacon (R-Neb.-2) in their highly competitive elections. We are proud to report that Reps. Bacon and Gonzalez won, thanks in part to our support.

The National Apartment Association is already preparing for the upcoming tax reform discussions in 2025, as well as the critical legislative battles anticipated during and after the lame-duck session. Our work is far from over; having disbursed $2.5 million, NAAPAC must prepare for the next election cycle. There are numerous new members of Congress with whom we need to build relationships, and tax reform remains our priority.

Congratulations to Derek Seal of Maxfield Property Management, a member of the Rental Housing Association of Utah, for winning NAAPAC's Holiday Sweepstakes! We are grateful to everyone who participated in this exciting sweepstakes, which helped raise approximately $30,000.

Lastly, NAAPAC has launched our final end-of-year Winter Sweepstakes, which will award one lucky winner a $1,000 gift card. Tickets will again be $25 each, or if you purchase 4, the 5th is free! Join us in our mission to amplify the multifamily industry’s voice and drive transformative change. Together, we will make a significant impact for our members!
