Over the last decade, the entire marketing industry has gotten a digital makeover. And that means the ways in which property managers reach potential residents has changed and grown.

Here are three recent ways that apartment community marketing has changed:

1. Digital assets. Apartment communities must market themselves on digital channels to reach the full gamut of potential residents, particularly younger ones. That means that high-quality images and video are more important than ever. Lincoln Property Company created a digital look book of 10 of the company’s apartment communities, with beautiful interior and exterior photos dominating the online publication.

2. Third-party companies. Apartment communities that aren’t reaching occupancy targets now have many different ways—in the form industry-specific marketing firms with various specialties—to increase the bang for their marketing buck and reach potential residents who have yet to be tapped.

3. Incentives for word-of-mouth marketing. Consider running contests or promotions that offer residents an incentive (gift cards to local business, small cut in rent for a month) to promote your apartment community. Word-of-mouth marketing has never been so strong, given the ever-increasing number of social media channels residents can use to promote the companies they believe in.
