How to Attract Residents With Charming Outdoor Spaces

Demand for outdoor living spaces in multifamily housing communities of all sizes is up 33 percent from 2012, according to the American Institute of Architects. A few simple upgrades to an outdoor living area can potentially add value to a property.

Satisfy current residents and attract new ones with a fresh outdoor space this summer by making these simple maintenance improvements:

• Maintain pool: Ensure compliance with government requirements by scheduling a pool inspection at the start of summer. Prior to the inspection, guarantee proper water chemistry, appropriate safety equipment, defined signage and properly operating equipment are in place.

In addition to regulation compliance, maintain an attractive space for residents by refreshing the pool paint and improve enclosed fencing. Install attractive metal or aluminum fencing, and ensure there are well-oiled latches and locks. Cut maintenance costs at the start of summer by purchasing pool chemicals, paint and fencing materials in bulk.

• Create backyard feel: Outdoor kitchens, complete with grills, patio furniture, decorative water fountains, plants and paver patios, continue growing in popularity with many residents wanting to cook and entertain al fresco. Construct a functional yet attractive space with an upscale feel by installing a built-in grill fueled by propane or gas. Extend residents’ ability to use this space through the winter months by installing patio heaters and an outdoor fire pit.

• Pavement: Inspect walkways and surrounding pavement. If there are cracks or uneven surfaces, repair immediately with a concrete sealant, leveler and resurfacer. Once repaired, consider using concrete paint to ensure a consistent look. Repairing these surfaces helps with aesthetics and functionality, as walking across even slight irregularities can be challenging and potentially dangerous.
