The State of Tenant Safety & Satisfaction in 2024

2 minute read

Are you doing enough to ensure your tenants' safety? The data might surprise you.

For many property managers, there is an assumption that if apartments provide some type of security measures to prevent crime, tenants will feel safe.

In a new survey from Deep Sentinel, over a thousand American renters weighed in on their apartment's current security offerings.

71% of renters believe that management should be doing more to provide a safer environment.

A majority of their apartments currently provide some level of security measures — yet an alarming 28% of participants live in apartments without any existing security solutions.

  • 60% of respondents report that they do not feel very safe in their apartment complex.
  • Only 8% of respondents would recommend their apartment to a safety-conscious friend without reservation.
  • Only 33% of respondents reported that they were not aware of any regular crimes at their apartment complex.

Traditional security measures do not necessarily correlate to a feeling of safety among tenants.

Among the tenants whose apartment utilizes traditional or analog security measures — like door access control, alarm systems, or on-site guards — 36% do not feel that these strategies help prevent crime.

When apartments utilize monitored surveillance cameras, tenants feel safer.

Of all respondents, only 13% live in a complex with monitored cameras. Among those who do have the monitored cameras, 70% stated they felt these security measures prevented crime, which is 25% higher than those who did not have monitored cameras. They also were 17% more likely to recommend their complex if monitoring cameras were in use.

A lack of perceived safety doesn’t just reduce quality of life for renters; it also impacts property owners' ROI.

Unresolved security issues can lead to higher tenant turnover rates, increased vacancy, lower rents, or even costly lawsuits. Investing in comprehensive security strategies can improve safety, boost your reputation among prospective tenants, and significantly enhance the overall living experience for your residents.

In this report, learn what steps property managers can take to enhance their security measures without sacrificing ROI. Find out why traditional security solutions are failing to ease renter’s fears and how tech-enabled security solutions are forging a new path towards tenant safety and satisfaction.
