The student housing market is hot for fall 2024, according to two recent reports.
RealPage shows that as of November 2023, 28.8% of beds tracked by the firm have been claimed. Meanwhile, the National Student Housing Report for November from Yardi Matrix has preleasing at a record pace of 25.2% in October, lightyears ahead of the previous high-water mark of 10.4% in October 2022.
The RealPage reading had the largest October to November increase in report history.
Of Yardi's schools, 14 of the 200 analyzed were over 40% preleased compared to two at this point last year.
