Apartments in the U.S. are, on average, 27 square feet bigger. According to RentCafe, the average size of an apartment unit was 916 square feet in 2023. The size is more in line with the average seen just prior and during the pandemic minus 2022, which saw average unit size at 889 square feet. Despite the bump back up, units are 12 square feet smaller than they were 10 years ago. Two- and three-bedrooms are slightly larger than a decade ago.
Part of the size increase can be attributed to residents wanting more space for family growth and home offices as shown by the share of build type. The share of two- and three-bedroom units built in 2023 was higher than the 10-year average.
Single-family rentals are also an option for residents looking for more space. Build-to-rent homes are now larger than 1,400 square feet, while three-bedrooms are around 1,350, yet with a higher monthly rent.
Much of the largest apartments are focused in the Sun Belt. Gainesville, Fla., has the largest average apartment at 1,173 square feet. Tallahassee, Fla., is just behind at 1,159 square feet.
