The average size of new apartment units is shrinking—from 1,015 square feet in 2006 to 934 square feet in 2016. Overall, the average size of a U.S. apartment home, in both new and existing apartment communities, is 889 square feet.
RENTCafé crunched Yardi Matrix data to calculate the average apartment sizes in most states. Southern states offer residents the largest abodes, with Georgia apartments averaging 1,019 square feet, followed by Alabama (986 square feet), South Carolina (978 square feet), Florida (957 square feet) and Mississippi (954 square feet).
The state with the smallest average apartments was Kansas (791 square feet), followed by New Mexico (813 square feet), Arizona (823 square feet), Illinois (825 square feet) and New York (842 square feet).
While Kansas has the smallest average apartments, it also boasts the lowest average monthly rent at $614, compared with New York’s monthly average rent of $1,793—the highest in the nation.
Apartment residents looking for the most space at the most affordable price are wise to settle in Mississippi, Kentucky or Nebraska.
